Northstar Apartments is a 62-unit building owned and operated in partnership with Leston Holdings Ltd. North Star is a mixed community including a broad range of individuals and families, seniors, aboriginal and non-aboriginal, young couples, children and working individuals. North Star wants to build a safe and healthy community by using harm reduction, relationship building and community development philosophy to support tenants in sustaining their housing.

Job Purpose:

The Resident Manager is responsible for all day to day operations at NorthStar such as vacancy management, building maintenance, and managing tenancy. Because NorthStar is a mixed income, low barrier building some tenants require support and education with basic daily living tasks and managing their tenancy. The resident manager will provide compassionate and hands on support to ensure tenants are set up for success. Community is the cornerstone of our work at BSCS, the Resident Manager is expected to foster a sense of community at NorthStar and, together with the tenants, provide opportunities for community engagement.


  • Act as a liaison between Management (BSCS & Leston) and tenants
  • Respond to tenant inquiries and, in keeping with policies, provide excellent customer service.
  • Foster a sense of neighborliness and build as sense of community within the building including organizing event that bring people together and build stronger relationships
  • Provide supports to tenants as needed and liaise with support workers as required
  • Facilitate the rental process for effective unit turnover: potential tenant screening, showing of vacant suites, completing required paperwork for suite rentals, key distribution, damage deposit collection and maintain rental waitlist
  • Collect monthly rent including processing rent payments, managing the rent roll and bank deposits
  • Complete move-in and move-out condition reports
  • Manage and coordinate interior and exterior repairs, maintenance and installations as required (both preventative and emergency maintenance).
  • Manage, and coordinate interior and exterior custodial, landscaping, and snow removal work
  • Respond to facility emergencies and after hours service calls as and when required
  • Maintain good communication with building staff, tenants, contractors and partners
  • Assist the Property Manager and maintenance personnel in certain day-to-day operations as required


Education: 2 year Diploma or equivalent. Candidates without a diploma but who have post-secondary education and relevant and related experience will also be considered.

Skills, Abilities and Attitudes:

  • Great attention to detail and excellent organizational skills and ability to multi-task
  • Ability to solve problems for clients quickly, creatively and ethically
  • Proven ability to work in a respectful and client centered manner
  • Able to communicate effectively and have excellent written and oral communication skills
  • Capable of supervising and motivating staff and volunteers
  • Able to identify and maximize relevant opportunities


  • At least 2 years of experience in delivering community based services.
  • Knowledge of Landlord and Tenant Legislation, completed Landlord and Tenant training or willing to complete upon hiring
  • Good working knowledge of Microsoft Office (Word, Excel, Outlook)
  • Understanding of current housing market and trends, vacancy rates, and rental amounts
  • Experience of networking with a range of partners and stakeholders
  • Excellent knowledge and understanding of poverty related issues, trends and services particularly within, but not limited to the urban aboriginal population is essential
  • Good working knowledge of Alberta Supports, AISH and resources available within Edmonton
  • Criminal Record and Child Intervention Checks (results will be reviewed on a case by case basis)
